Thank you very much for your interest in our country estate and we would be pleased to welcome you as our guests at "Podere Le Baruti". Following you find some answers of the frequently asked questions:

  • When will my booking be confirmed?

After booking you will receive a booking confirmation by e-mail as well as directions how to get to our house.

  • Do I have to make a prepayment? When should the final payment be made?

A down payment of 30 % of the total rental cost is payable within 10 days of the booking date. The remaining balance must be paid not later than 30 day before the start of the rental period.. If you booke less than 30 days prior to your arrival date, you'll have to pay the total rental cost immediately.

  • Do I have to pay a breakage deposit?

You have to pay a breakage deposit in the amount of € 200 in cash upon your arrival. The deposit is a security retainer and will be refunded upon proper return of the apartment. The deposit will either be refunded cash, when booked directly with us or paid on your bankaccount when booked by homeaway, Holidayletting etc.

  • How do I cancel my booking?

You can cancel your booking by phone, postmail or e-mail. Your cancellation comes into effect on the date of receipt of your notification. We will confirm your cancellation by e-mail.

  • How much are the cancellation charges?

If you withdraw from the contract, we will invoice you the following cancellation charges, calculated from the total rental cost:


 a)  10 % by withdrawal up to 90 days before the start of the rental period
 b)  30 % by withdrawal 31 - 90 days before the start of the rental period
 c)  70 % by withdrawal 15 - 30 days before the start of the rental period
 d) 100 % by withdrawal less then 15 days before the start of the rental period

You have also the right to appoint a substitute, who agrees to assume the rental contract to the same conditions.

We recommend a cancellation insurance.


  • Can I change my booking?

Yes, you can change your booking in due consideration of certain conditions (i.e. vacancy, other rental price, time etc.). Please contact us for any change you might want to do.

  • What are the arrival and departure times?

We are expecting you on the arrival day after 4 pm. Should you arrive after 7 pm would you please call us (tel. +39 055 970 22 30/answering machine).
Please bear in mind that you cannot move into the apartment prior to 4 pm, because we need the time to clean and neaten it.
You must vacate the property by 10 am on the day of departure, unless otherwise agreed, in order to have enough time to clean and neaten it for your next tenant.

  • Is there anybody in the house when I'll have some problems?

We also live in the house and we will be available for you during your stay for information etc. and we will be pleased to help you in case of any problems.

  • Do I receive in my apartment bed linen & towels?

Yes, certainly you will receive bed linen and towels. When you will arrive the beds will be prepared, in the bathroom there are towels as well as in the kitchen and each person receive a towel for the pool. Linen and towels will be changed weekly.

  • What kind of equipment is in the kitchen and the bathroom?

All of our kitchen in the apartments are fully and well equipped with enough glasses, dishes, pot & pans. In order that you can start you vacation relaxed, we offer you a "launch package" with some tabs for the dishwasher, detergent, oil, vinegar, salt & pepper, sugar, coffee + tea, filters for the american coffee maker (if you'd prefer a Nespresso coffee machine, please inform us prior to your arrival). We are pleased to give you as well mineral water, coke, wine, prosecco etc.
In your bathroom you will find bath- & toilet cleaner and a hair dryer.

  • I'm taking my pet with me - what should I bear in mind?

It is a requirement to carry a passport for your dog or cat when  travelling to Itlay. The passport serves as proof of rabies  vaccination. In addition, your pet should have identification such as a  subcutaneous chip. Both the identification and the passport can be  obtained from your vet. There are different requirements when you take  your pet abroad e.g. blood tests. Consult your pet's vet well before  departure and ask for Leishmaniose vaccination.


We suggest to bring food (in Montevarchi there are several pet shops that sell the most marketable goods and other articles), food- and water bowl, blanket and entertaining toy. Don't worry, should your dog need any medical treatment, we have several very good vets in Montevarchi.

  • Do I have to do the end of stay cleaning by myself?

No, your apartment will be cleaned after your departure.

  • May I bring additional persons than agreed in the rental contract?

No, we are sorry, but the apartment must only be occupied by the specific numbers of persons mentioned in the rental contract. The calculation of utilities are based on the number of persons.
